Figures badged Estimate — valuations, achievable rents, GDV, net income, ROI, payback and any output of the calculator — are modelled from assumptions you can edit. They are not a valuation, an appraisal or a guarantee of income.

Planning is a judgement, not a formula

Article 4 status, HMO saturation percentages, permitted development commentary and change-of-use precedents are indicators of how a local authority has behaved, not a prediction of how it will decide your application. Only the local planning authority can tell you whether a specific proposal is acceptable — use a pre-application enquiry and a qualified planning consultant.
